🏡 SECURED: First home, big lesson learned (before it cost them a fortune) 👇
My clients were on the hunt for their first home in North York, and with their budget, a condo-townhouse was the sweet spot.
After a few showings, they fell for two units. We wrote an offer on the first one — a beautifully renovated 1970s condo-townhouse with a surprisingly low condo fee. On paper (and in person), it looked flawless.

Then the inspection turned up something the listing never mentioned: the home still had aluminum wiring — not copper. We confirmed with the seller's agent that even the current owners didn't know.
Why does that matter? Aluminum wiring can seriously limit your home insurance options and carries a higher fire risk than copper. That's not a small detail — it's a deal-changer.
Because we built in that one condition, my clients avoided a costly surprise and a major insurance headache down the road.
