Ontario and the federal government have announced a temporary expansion of the HST rebate on new homes. For purchase agreements signed April 1, 2026 through March 31, 2027, the full 13% HST (5% GST + 8% provincial) is waived on the first $1 million of a newly built or substantially renovated home – a rebate of up to $130,000. This goes far beyond the previous rules: before, only first-time buyers recovered up to $50K of the GST (5%) on homes ≤$1M, and Ontario’s standard rebate was capped at $24K (8% on roughly the first $300–400K). Under the new proposal, all buyers (primary or rental) qualify during the one-year window. Homes up to $1.0M get the full $130K rebate; homes $1.0–$1.5M still get $130K; and rebates taper on $1.5–$1.85M up to $24K. In short, this partnership dramatically cuts upfront taxes on new-home purchases.
