Pricing a Home in 2023 !!! Strategy

With the cost of borrowing going up and wide spread talk that prices are going to drop, its more important then ever to price your "home for sale" strategically.

Start with a simple CMA ( Comparative Market Analysis ) its free and will assist you in establishing a price based on nearby sales and similar homes. The Jones's down the road selling for crazy numbers is not a CMA in today's market.

Testing the market with a high price could result in a stagnate listing and buyers will feel that they have leverage to purchase your home at a discounted price if its sitting for sale too long.

Time to start staging again, in the previous years when demand was high you could simply put your house on the market and it would sell, most likely with multiple offers. 2023 we'll have to get back to presenting a product that buyers are looking for, meaning properly staged, freshly painted and in good order. Buyers will be looking to purchase at the max of their budget due to the increase of market value and the increase of interest at the banks, they will not have the disposable income to fix up the properties they purchase.

Step out of the box, its difficult to put yourself in the buyers position and imagine looking at your home as if you are buying it but it will pay dividends of return if you do. Find a REALTOR® who's not afraid to be blunt and let you know straight up what can help sell it faster and for more. Maybe look at having a Home Staging company come in and consult with you. Some of my clients have gone as far as having a home inspector come in to outline the deficiencies and repair them before the buyer gets a chance, which can sometimes lead to a price reduction, or just plain scare them away from purchasing.

Housing Market booming in Moncton! Wonder why?

Looking for a house for buyers has become a needle in the haystack, houses are listed and sold within days and if you're not ready to write an offer it could take a lot of looking. The longest I've had a listing available for sale without an accepted offer in the last 2 years has been approximately 10 days, usually only lasts e though.

According to Statistics Canada, New Brunswick's population has grown by more than 40,000 over the past five years, including an increase of 15,000 people over the last 12 months.

During the year ended in March, Statistics Canada figures show 10,540 people from Ontario alone came to New Brunswick, in search of more space, cheaper housing or a change in their lifestyle.
