Congratulations to my seller on the sale of her home at 40 Green Briar Drive! 🥳

I first connected with my seller this past spring. A repeat client of mine was having a conversion with a friend who explained they need to sell their home and move into something with less stairs, and just began the process of decluttering. To which my retreat client mentioned me and my services. Because my client was so pleased with the sale of their mother’s home, they offered to refer my services to their friend. When a client trusts us enough to recommend us to their friends or family, we must deliver our very best. If we fall short with a referral, it doesn’t just affect our reputation, it also reflects on the person who spoke highly of us.

Once we finally connected, I went over to meet the referral and get the grand tour. While walking outside, we were even fortunate enough to see the ocean tide push up the Petitcodiac River. After walking through the home and property, we sat down to discuss some strategies. After lengthy discussions, we agreed on a plan and set another date for me to come back with the paperwork.

Once the home hit the market, things started off a bit slow. But after the first couple of viewings, many more followed. We received a few verbal offers but couldn’t seem to get anything solid on paper. When we finally did get an official offer, we still couldn’t agree on terms with the buyers. Still, there was a fair amount of activity, so I advised we stay patient.

Fast forward to the very beginning of fall, I received feedback from one of our recent viewings saying they planned to submit an offer. Within days, we had our second official offer in hand, this time with much more acceptable terms. We decided to accept it, and the rest is history!

Congratulations to my buyers on their recent purchase of 3721 Route 115! 🥳

I first connected with these fantastic clients in mid-summer. Some recent clients of mine mentioned that they had friends who were just beginning the process of finding their first home. My clients were so pleased with their own home searching journey that they offered to refer my services to their friends. When someone refers us to a friend or loved one, we have to bring our “A” game. If we do a poor job with a referral, it not only reflects poorly on the Realtor, but also on the person who made the recommendation.

Once we finally connected, we discussed their needs and what to expect in today’s market. I explained that most of the homes we’d find wouldn’t make the cut, but once we stumbled upon “the one,” we’d know it!

So, we started our search along the rural routes from Havelock to Notre-Dame, looking high and low for anything worth the asking price. I explained that you’ll always find more homes you dislike than ones you love throughout the process. I always say, “You don’t know until you go,” so I encourage clients to set up appointments for peace of mind.

Fast forward to the very beginning of fall, I received a call from my clients letting me know that a listing in their area of interest had popped up in their emails. They quickly got in touch with me to get the scoop and schedule a viewing. I booked a showing for the following day, and we went to take a look.

Upon viewing, we immediately noticed that the property and home were in fantastic shape, probably one of the more accurately priced homes on the market! We knew right away that we needed to make a move before someone else swooped in and snatched it up. So, we carefully constructed an offer, sent it off to the listing agent, and hoped for the best.

Although there was another offer in contention, we came to an agreement that worked for everyone and the rest is history! I’d like to extend my gratitude to Renee Goguen and Claude Bastarache of Keller Williams Capital Realty, and to everyone else involved, for the smooth sale of 3721 Route 115. 🥂

Congratulations to my seller on the successful sale of their property at 72 Highlandview Road! 🥳

I met my client’s son earlier this year when he reached out about one of my listings. They were looking for information and wanted to view that property, along with a few others. As we got to know each other and discussed their needs further, we decided to change course and explore different options. Eventually, we narrowed it down to one property and went to take a look!

While viewing that home, they realized they were searching for something a bit smaller and easier to maintain. They asked if I could come by sometime to provide a Comparative Market Analysis for their current property. Twist my rubber arm,of course, I agreed! We set up a day and time for the visit.

I came over and provided them with a market value and outlined a few strategies for selling the property based on their timeline. It was a family home, and everyone had agreed to sell, it was just a matter of getting an evaluation. I told them to take all the time they needed to prepare the home for market, and they got to work moving out.

A few months later, I received a message from my client saying they were ready to get the ball rolling and asked me to contact the family member who held the title to start the paperwork. I immediately got in touch and began putting together a game plan to get the best possible result, fast.

Once we hit the market, the amount of interest and viewings we received was astronomical! Unfortunately, several accepted offers fell through due to buyers being unable to secure financing. I reassured my clients not to get discouraged, it wasn’t a matter of IF the property would sell, but WHEN!

Sure enough, just a couple of months later, a buyer came along who saw the tremendous potential in the home. He visited quickly and submitted an offer the same day. No lowballs, no BS, just straight business.

Huge shoutout to Rob Brydges with RE/MAX Quality Real Estate Inc. and everyone else involved in this transaction. I hope I get the chance to see this property restored to its former glory!

I met my clients many moons ago early in my real estate career. Earlier this year, we were searching for another place to call home while visiting New Brunswick. After an extensive search, we couldn’t find anything that truly sparked interest. Although there was nothing on the MLS at the time, my buyers happened to stumble upon a property listed for sale by the owner, and they quickly closed in on it. The property wasn’t located in their originally desired area, but it was a great deal nonetheless!

Fast forward to this summer, I received a call from my clients letting me know that a listing in their area of interest had popped up in their emails. They quickly got in touch with me to get the scoop and to schedule a viewing. I booked a showing for the following day, and we went to take a peek.

Huge congrats are in order to my amazing buyers, Geneve & Brody, on the successful purchase of their new home! 🎉

This one’s pretty special! My client and I first connected a few years back when I had another home for sale as a newer Realtor. She was curious about the home-buying process, but it just wasn’t the right time to purchase.

Fast forward to this summer, while working through emails, I noticed a familiar name in my inbox. It was Geneve, letting me know that she and Brody were finally ready to take the plunge into homeownership! I quickly set them up in my portal for auto-listing emails, and we hit the ground running.

As many people know, the summer market is often a hectic one. Not only are there more homes for sale, but there’s also more competition among buyers. Many of the homes we found were either too rough around the edges, already had accepted offers, or were gearing up for bidding wars. Not ideal for us or most buyers for that matter.

Then one morning, a brand-new listing popped up, 1381 Route 112. After carefully reviewing the photos, I noticed they weren’t holding offers. Shocked but excited, I quickly shared the listing with my clients and encouraged them to check it out, along with a few others just in case.

A few days later, we viewed the property, and I was impressed by its overall condition. The owners had clearly cared for their home. Compared to what we’d already seen in the same price range, this one stood out as a great deal. I urged my clients to act fast and submit an offer before it was gone. We rushed it in, and the rest is history!

Thanks to Julia Jackson with EXIT Realty Associates and everyone else who helped make this deal happen. I know Geneve and Brody will continue to care for this home just as the previous owners did over the years. 🥂

Big congrats to my amazing buyers on the successful purchase of their new home at 300 Salisbury Road! 🎉

This one feels special, Kennedy and I actually go way back like crew cuts, when I worked for her dad at The Pizza Mill (poor guy 😭). Back then, the idea of buying a home wasn’t even on our radar.

Fast forward a few years and here we are all grown up! One day, I get a Realtor.ca inquiry in my inbox, and it’s Kennedy and Corey! They were curious about buying land and getting into the market, so we started exploring their options.

After weighing the costs of building, we pivoted to resale homes. We built a list, hit the road, and started crossing homes off one by one. Most of what we saw needed way too much work for what they were worth. Purchasing real estate is a long game, of course there are exceptions to the rule, but usually things take time. But I always say to my buyers, don’t get discouraged. The right home will show up. And then… it did.

One afternoon, they sent me a listing: 300 Salisbury Road. I checked the schedule, wasn’t it fully booked with showings, classic… Luckily, the listing agent was kind enough to let us tag along on the final slot of the day. We jumped on it.

While viewing the property, it was apparent that it needed some work. But unlike most of the other homes for sale within budget, this one wasn’t caving in on itself, the basement wasn’t damp or musty, and the roof didn’t have a laundry list of problems. They expressed a great amount of interest, so we rushed home to submit an offer, and the rest is history!

Thanks to Mike Dorion with EXIT Realty Associates and everyone who helped make this deal happen. I know Kennedy and Corey will turn this house into a home full of love and good memories!
