Maintenance cost 🔨🔨🛠 for real estate investors who’s interested in buying in Moncton, New Brunswick.
1️⃣ Many contractors, except for the labour costs, they also charge truck fee. For example, plumbing company, their labour rate plus truck fee plus 15% hst. Around $120 per hour 💸💸
2️⃣ Some older homes use natural gas as their heating sources. Liberty gas is the dominant company providing natural gas heating. For those who wants to do boiler inspection and repair, labour rate ➕50 truck ➕hst，first hour is $200刀, and second and after is $150 per hour 💵💵💵
3️⃣Property Restoration company. Most of time they just come and give free quote. Depends on the specific issue, it is easily to get a couple of thousands quote. I mean 5k plus quote. 💸💸💸💸
4️⃣ lock solution company 🔒, labour ➕materials, around $120 each time, for example, mailbox locker 📫. To replace a Commercial washer coin locker and two original keys🔑 , the fee is around 🔒$230 each time.
5️⃣Junk removal fee: The city will only pick up the garbage up to five-plex . For those apartments/houses which have 5 above units, the owners need to hire garbage removal company. The most cheapest one I found is around $250 per month, and they will come weekly. For the one time junk removal，the starting price is $150💰. I found that everyone who has a truck can earn this $$$ easily.
6️⃣ Security camara. 商用的安全摄像头，最近找过一家报价，税后$8775，包含7个摄像头，报价明细明确写了其中$3600多（税后）是labour charge，监控器主机是$1800。
