💡 “Tendances et perspectives : ce que nous réserve le marché immobilier du NB”

« Zoom sur les perspectives immobilières au Nouveau-Brunswick pour novembre : où va le marché ?
1. Prévisions de croissance :
Selon CREA, le nombre de ventes résidentielles au NB pourrait atteindre 9 657 transactions en 2025, soit une croissance d’environ 1,9 % par rapport à 2024. 
Les prix moyens des maisons sont aussi projetés à la hausse : autour de 348 000 $ en 2025, puis 356 000 $ en 2026. 
2. Évaluation foncière :
L’évaluation provinciale des propriétés montre que :
• 28 % des propriétés ont une augmentation de la valeur jusqu’à +5 % par rapport à l’an dernier.
• 29 % entre +5 % et +10 %.
• 30 % des propriétés dépassent +10 % de revalorisation. 
• À noter : la moitié des propriétaires bénéficient d’un mécanisme de protection contre les hausses excessives (“Spike Protection”). 
3. Impact pour les acteurs :
• Acheteurs : planifier à long terme peut être pertinent, car les prix devraient continuer de monter.
• Propriétaires actuels : une revalorisation peut offrir des opportunités, mais il faut bien comprendre l’évaluation municipale et les impôts fonciers.
• Investisseurs : le NB reste attractif : marché raisonnable, mais des perspectives de croissance stables.
