TAKE ANOTHER LOOK
Sometimes, a change in price changes the way a property deserves to be considered.
60 First Avenue is now offered at a new price, creating a fresh opportunity in Pointe-du-ChĂŞne.
What remains unchanged is the part that matters most: the life this cottage makes possible.
Morning coffee on the deck. Afternoons at Parlee Beach. Evenings near the Wharf. And a place that is
already furnished and ready to enjoy.

Inside are three bedrooms, a four-piece bathroom with laundry, hardwood flooring, and a generous eat-
in kitchen. Recent improvements include a new roof, a new deck, an updated electrical panel, and mini-
split heating and cooling.

There is also established seasonal rental potential, adding another layer of possibility.
Sometimes the house doesn’t need to change.
Sometimes the opportunity does.

Saturday Feels Different

There’s something about a Saturday that makes you slow down just enough to notice the little things.

A quiet coffee. A drive around town. A few things checked off the list. Maybe a little time spent imagining what “home” could look like next.

Whether you’re spending the day relaxing, catching up, exploring Greater Moncton, or tackling a project around the house, I hope there’s a little room in your Saturday to simply enjoy where you are.

And if house hunting happens to be part of today’s plans, you know where to find me. 🏡

Happy Saturday!

Not Your Typical

If you’ve been looking at semi-detached homes and feeling like they all start to look the same, this one deserves a closer look.

What makes it different?

Four generously sized bedrooms upstairs. A garage. A large bonus living space. A beautifully landscaped, fully fenced oversized lot. And thanks to the way the home is positioned, your backyard feels genuinely private — you’re not simply looking straight into your neighbour’s back windows.

Inside, the home is bright, immaculate and clearly well cared for. The main floor offers an open kitchen and dining area with garden doors leading directly to the deck and gazebo — a wonderful setup for summer evenings and entertaining.

Downstairs, the fully finished lower level adds even more flexibility with a family room, 4-piece bath and a non-conforming bedroom.

It has that quiet, country-like feel while still keeping everyday amenities close by.

Semi-detached homes with this combination of space, privacy and versatility really don’t come along often.

If you’d like to see whether this one feels as good in person as it looks on paper, I’d be happy to arrange a private showing.

Fall Prep Matters

The first few weeks of fall are a good time to take care of the little things around your home before colder weather arrives.

A few simple checks now can save headaches later:

• Clean gutters and downspouts
• Check exterior caulking around windows and doors
• Test smoke and carbon monoxide detectors
• Have your heating system serviced if needed
• Disconnect and drain outdoor hoses
• Take a quick look at your roof for damaged or missing shingles

None of these jobs are especially exciting — but after more than 24 years in real estate, I can tell you that regular maintenance makes a difference.

A well-cared-for home is easier to enjoy today and easier to sell when the time eventually comes.

What’s the one fall home-maintenance job you always make sure gets done?

Beautiful Isn’t Enough

A house can be beautiful and still ask too much of
your life.
Maybe it comes with a commute you already know
you will resent.
Maybe the stairs are manageable now, but not part
of the life you actually want long-term.
Maybe the yard is impressive, but you do not want
the maintenance.
Maybe the house fits the version of yourself you
imagined—not the one you are actually living.
That is when I start asking different questions.
Not,

“Do you love the house?”

But:
Does the house fit your life?
Because a home does not have to be bad for it to be
wrong.
And sometimes walking away from something
beautiful is exactly what protects the life you
actually want.

Clarity Over Urgency
Not every showing needs an offer.
Not every market change needs a reaction.
And not every person who calls me needs to
move.

Sometimes my job is to point out something a
buyer has overlooked.
Sometimes it’s to tell a seller that waiting may
make more sense.
Sometimes it’s simply to give someone enough
information to make the decision without
pressure.

“Good advice should make the next decision clearer.
Not louder. Not faster. Clearer.”

Look Past Pretty

Beautiful kitchens, fresh paint and great staging are
easy to notice.
But some of the things that matter most are quieter.
How does the light move through the house?
Where do coats, groceries and everyday clutter
actually land?
Does the layout make life easier—or will it quietly
frustrate you?
How private does the backyard really feel?
What will matter six months after the excitement of
the showing is gone?
After enough years walking through homes, you
learn to look beyond what photographs well.
Because the best home is not simply the one that
looks beautiful.
It is the one that works beautifully for the way you
actually live.

More room to think.

For several years, one of the most challenging
aspects of buying a home was the need to make
decisions quickly.
August looked different.
There were more homes available, properties were
taking a little longer to sell, and buyers had more
opportunity to compare before deciding.
That doesn't mean every home will wait.
And it doesn't mean good properties aren't selling.
It means the pace of the market is changing — and
with it, the way buyers and sellers should approach
their decisions.
Sometimes a little more time is valuable.
If you're wondering what this change means for
your plans, I'm always happy to talk it through.

Fall Market Momentum

The fall real estate market is in full swing across Greater Moncton, and this is one of those times when being prepared can make a meaningful difference.

For buyers, acting earlier doesn’t mean rushing. It means knowing your budget, understanding the market, and being ready to make a confident, well-calculated decision when the right home comes along.

That preparation can put you in a stronger negotiating position, help you avoid missing opportunities, and give you a better chance of securing the home you truly want.

Real estate decisions should never feel pressured — but when the right opportunity appears, being ready matters.

If a move is part of your plans this fall, I’m always happy to help you understand the market and prepare for your next step.

New Chapters Begin

Back-to-school season looks a little different for every family.

For some, it’s little backpacks, packed lunches, and first-day excitement. For others, it’s helping a son or daughter pack up for university or college and watching them head into a whole new chapter.

To all the students, young and not-so-young, I’m wishing you a year filled with confidence, growth, new friendships, and plenty of success.

And to the parents who may have had to say goodbye for a little while, I know that moment can come with a lot of mixed emotions. Wishing you pride in how far they’ve come, comfort in knowing they’re ready, and the reassurance that home is never really that far away.

Here’s to a wonderful school year ahead. ❤️
