The latest statistics released by the Ottawa Real Estate Board show that the average resale price of a residential property in Ottawa is up 14 percent since the beginning of the year! While the average sale price had declined 23 percent from the pandemic high in March 2022 to a low in December 2022, sales and prices are rebounding strongly. Even though April 2023's average resale price for a residential home was 10 percent below last April's peak, prices are firming up as serious Buyers return to the market. Ottawa's residential and condo resale volumes are also improving, with April sales volumes climbing 25 percent from the previous month of March 2023. Contact me for a market update in your area!

Did you know that as of yesterday, Canadians can now access up to $40,000 in interest-free financing to make their homes more energy efficient. It includes things like insulation, windows, doors, smart thermostats and more!

The federal government released long-awaited details of the Canada Greener Homes Loan Program. Canadians can access up to $40,000 in interest-free financing to make their homes more energy efficient.

The loans were part of the 2019 Liberal Party platform and funded in the 2021 federal budget. They complement existing grants up to $5,000.

Brendan Haley, Director of Policy Research at Efficiency Canada, an energy efficiency research and advocacy organization based at Carleton University, says the loans are a necessary complement to the existing grant.

“The type of retrofits required to achieve net-zero emissions need to produce substantial energy savings and prepare a home to convert to zero-carbon heating systems. Adding this loan to the existing grant will help more Canadians achieve deeper energy savings and comfortable homes,” says Haley.

Deep retrofits—renovations that achieve at least 50 per cent energy savings while switching to zero-carbon heating sources—can cost $50,000 to $100,000 or more.
