S Specific - What needs to be accomplished by you? What are the steps?

M Measurable - Quantifying your goals is essential to track your progress more easily

A Achievable - Give yourself a serious reality check!! Remember, only the achievable goal are sustainable. You are most likely more motivated when you see a progress.

R Relevant - Why are you setting this goal? What is your purpose?

T Time - When is the starting time and when is the deadline? When you have a date, your SMART ways to set a goal is complete!

"A complete change in the use of a property from a principal residence to income-producing (or vice-versa) will create a deemed disposition of the property for tax purposes (both land and building) at fair market value and an immediate reacquisition at the same amount. However, any gain determined on this deemed disposition may be eliminated or reduced by the principal residence exemption, but any future appreciation as an income-producing property may be exposed to taxation."

When it comes to owning a home. It's not as straight forward as just paying the sale price. There are fees and taxes you will need to consider before purchasing.
Who pays for land transfer tax? The home buyer always pays for it. The welcome tax increases in rate the higher the property value. Many regions have a sliding scale similar to the following:

0.5% for the first $52,800

1.0% between $52,800 and $264,000

1.5% between $264,000 and $500,000

2.25% for amounts over $500,000

•If you are buying a newly built house. You will also subject to pay Quebec sales tax.
•If you are selling your current house to move to the new home, depends on your situation, paying the mortgage penalty might occur to you.
