📊 July market update
Summer is usually a quieter time in real estate, but July’s numbers are telling an interesting story, especially for single-family homes and plexes.
🏢 Condos:
Prices appear to be leveling off. After the decreases we’ve already seen, the market seems to be finding some stability.
🏡 Single-family homes:
More properties came to market compared to last July, including a noticeable increase in luxury listings. Despite the added inventory, the median price remains up about 4% year over year.
🏘️ Plexes:
This is where we’re seeing the biggest shift. Median prices are still up about 8%, but that growth has slowed significantly from the 16% increases we were seeing before. At the same time, the number of new listings has climbed considerably.
Why? More investors appear to be considering selling amid uncertainty around taxation and changing rental regulations, making plex ownership less attractive for some.
The takeaway? Price and location will matter more than ever, especially in the plex market.
