Visiting a home is a crucial part in the home buying process. Here’s how you best prepare for it.

It seems like everyone has a home they are fixing up, and while it makes great content, it can also be a good strategy to enter the housing market.

Now, it’s granted it’s not for everyone.
If spending your weekend tiling your guest bathroom doesn’t seem inviting, you’re not the only one.

But, if the allure of getting to make a house a home exactly the way you want it is too strong, here are the things you need to watch out for.

1. After Renovation Value.
Running your numbers beforehand is essential. You want to make sure all the money you’re putting it will translate to an increased value of your home.

2. Being smart with your conditions.
The due diligence period once your offer is accepted is the time to cross all your ts and dot all your i’s.
Write smart conditions in your offer that let you walk away if you find a major defect.

3. Dont get emotionally attached to a fixer upper.
The last thing you want to do is bid on a fixer upper. You’re eating into your future value.

Hi! My name is Sakina, I’m a realtor here in Montreal. I’ve been in Montreal for six years now, after spending some time on the West Coast and initially moving from Tanzania.

I think Montreal is the best place to live in Canada.

I spent my first year in real estate (2022) working with first time home buyers who felt intimated and lost on the process of home ownership. Over the last four years I’ve come to understand that this issue felt by a majority of first time home buyers.

From the frustration that comes with being in bidding wars, learning about different home systems (HVAC, plumbing, roof, foundation), decoding legal jargon to understanding market conditions, there is a big information gap between thinking about owning a home and finally owning a home.

I build my practice on education, transparency and support. My role is to guide to every step of the way. Anticipate issues that may arise and offer creative solutions.
