3 years ago we packed up and moved from Montreal not knowing too many people here. And today ran my first 10K Sun Run through downtown Vancouver surrounded by 60,000 Vancouverites and genuinely felt immersed with the city and community!

Not really a runner. A few training runs a week before and with earlier this year.

No strategy - just thinking “don’t stop” and hit sub-50 minutes❕

It’s still surprising how few aspiring homeowners know about this.

Thinking of buying your first home? Or haven’t owned a principal residence in the last 4 years?

You may be able to use the Federal Home Buyers’ Plan:

• Withdraw up to $60,000 from your RRSP (tax-free)
• $120,000 as a couple
• Can be used toward your down payment

In real terms, that could be ~5% down on an ~$850K purchase solo, or ~$1.45M as a couple.

Key conditions:
• Must qualify as a first-time buyer
• Must live in the property
• Repayment starts after 5 years (over 15 years)

It’s a simple concept, but when used properly, it can significantly accelerate your entry into the market.
