Many people wonder why or why not they have the sump pump, here’s one of the reason:

Why does a home have a sump pump… even when the basement looks dry?

It’s not always about a current water problem — sometimes it’s about elevation and design.

🚨 Flippers at their best

In this recently flipped duplex, both bathroom exhaust fans were connected to each other in the attic instead of venting outside.

Yes — you read that right.

No exterior vent, No insulated ducting through the attic

And it didn’t stop there.

The plumbing vent pipe was also terminating in the attic instead of going through the roof. Moisture and sewer gases were being released directly into the attic.

The result:
• Condensation on roof sheathing
• Mold growth
• Persistent attic odors
• Long-term structural damage risk

To make matters worse, there was no proper firewall separation between the two units.

Flipped homes can look beautiful on the surface, but what’s hidden above the ceiling often tells the real story.

ICE DAMS:
The icicles hanging from the roof may look pleasing, but in actual they are evidence of an issue called ice dams. Ice dams cause water damage to the house. Water stains on walls and ceilings, wet insulation, mold and mildew growth, damaged sheathing and roof structure, warped floors, damaged gutters etc., are the results of ice dams.

How Ice Dams Form:
The snow on the roof melts by hot air inside the attic. This melted snow then runs down, and it freezes again when it reaches the lower part (roof overhang/eaves) of the roof because this part is cold underneath. The formation of ice on the eaves is known as ice dams. This melted snow also turns into icicles near the roof edges.
With time, a big dam of ice forms near the edge of the roof. The melted snow will eventually start to back up. The shingles are designed and laid in a way that they shed (they are not watertight like flat roof membranes) water from the roof, but when the water begins to flow backward/upward, it eventually seep under the shingles and from there, it enters the house and causes damages.

Causes:
1. Lower amount of attic insulation: It leads to more heat loss and contributes to higher attic temperature.
2. Air leakage from the house into the attic space: Air leak can be through attic access hatch if not correctly sealed, the gap between the walls and ceilings, through ceiling lights, whole house fan, chimney penetrations, holes etc.
3. Inadequate attic ventilation: The best practice is that the air enters from the lower outer part (soffits vents) of the roof and evacuate from the top (maximum or ridge vents). The cold air (from the outside) entering the attic will prevent the hot air (leaking into the house) from melting the snow.

Preventions:
1. Install underlayment (a watertight membrane that prevents the water that seeped under roofing shingles from entering the house)
2. Install drip edge flashing (a flashing installed near the roof edge)
3. Add or increase the attic insulation.
4. Improve attic ventilation.
5. Seal any hot air leakage from the house into the attic
6. Install heating cables on eaves

Inspection conducted on March 5 at a newly built house. Following issues were during inspection:
1. Heat Pump was not working. Also, the unit installed was three years old.
2. Exposed splices (shock hazard) for dishwasher and the power was on.
3. Stuck closet door.
4. Damaged tile around shower head which can lead to leakage behind wall.
5. Tub diverter not working properly.
6. Reversed wiring on a receptacle near sink.
7. Missing fasteners on joist hangers (can reduce structural strength of the joists).
8. Dirty floor drain.
9. Leaked water from hot water tank.
10. Plumbing cleanout holes were not cut.
11. Missing piping for central vacuum. The outlets were installed but no piping for the unit.
12. Missing trap on humidifier condensation drain (can lead smell entering the house).
13. Missing weatherstripping on garage door. (Can lead CO gas entering the house)
14. Garage fire door didn’t latch automatically.
15. Broken glass on garage window.
16. Missing Caulking outside around windows.
