My guess: Buyers have accepted the quick rise of rates. Many of those looking to buy will come out this spring. (Areas like Laval, Terrebonne, Repentigny are still seeing decent action).

Seeing how theres still minimal inventory available, buyers are keeping their options open when it comes to location, wants and needs. Unless something comes up economically, those who can are jumping to buy as inflation keeps rising and real estate is holding its value as rents rapidly increase as a consequence to the strict mortgage terms and prices/rates.

Buying a home is currently at its toughest peak in our history. What can we do to change the market? Absolutely nothing. Low inventory, inflation and interest rates are all things we cannot control. So, what CAN you do to add extra $ in your pocket?

1. Home ownership is a discussion for a minority of individuals and couples. Almost everyone much rather own over rent. Although life is meant to live, not just to go work and pay your mortgage. Less is more. You know what you absolutely need. Lay it out so you stay focused on the goal!

Three main factors that you should always consider: Location, Size and Price. Everything else is changeable or preference.

2. Did you know a established realtor who is aware of the market, location you’re buying and is able to negotiate can save you thousands! This is definitely hidden value. For a free service, this is a absolute must.

3. “Its only 15$ a month, we can keep it”. When buying a home, cuts to your expenses have to be made until you can get used to the added costs. Any subscriptions that are not needed or used should be cancelled. Make a layout of all your expenses to figure out what can be cut out when buying a home.

4. Appliances, furniture and cutlery gets expensive when you add it all up. Most people feel buying second hand appliances weird or awkward. As long as the appliances work, they do the same things as the new ones. Same goes for furniture! Put pride aside, your future self will thank you!
