Mortgage rates can change quickly, but your home search doesn’t necessarily have to stop every time they move.

The better question is:

“What can we change about the deal to make the numbers work?”

Depending on your situation, that might mean negotiating seller credits, comparing a temporary or permanent rate buydown, looking at discount points, changing the down payment, or simply comparing several loan scenarios.

The important part is to run the actual numbers.

And one thing I would not build a purchase decision around: assuming you’ll definitely refinance later.

If you’re considering buying and want someone to walk you through the options, send me a message. I’d be happy to connect you with a lender I trust.

There’s a FILTER under your range hood!?

It’s one kitchen maintenance job that’s easy to overlook.

Grease can build up there surprisingly quickly, reducing airflow and leaving odors hanging around longer.

Depending on the hood, the filter may be washable or designed to be replaced. Check the manufacturer’s instructions before cleaning it.

If you cook regularly and can’t remember the last time you looked underneath the hood…there’s your weekend project. 😄

Ever walk into a room and feel like something is a little “off,” but you can’t quite figure out why?

It might be the light bulbs.

If one lamp is giving off a warm yellow glow, another is bright white, and the ceiling fixture is cooler still, the room can feel less pulled together.

Before you have guests over, turn on all the lights in the room and look at them together.

A good rule of thumb for bulb color temperature:

💡 Kitchen: 3000–3500K — clean and bright without feeling harsh
💡 Living room: 2700–3000K — warm and inviting
💡 Bedroom: Around 2700K — softer and more relaxing

You don’t necessarily need new fixtures. Sometimes simply using a consistent color temperature throughout a room makes the whole space feel more intentional.

Need an idea for your next night out? 😄

My Date Night Planner can come up with ideas based on your budget, how much time you have, and the kind of experience you’re in the mood for.

That could mean a date with your spouse or partner, something fun with someone you’re getting to know, or even just a good night out with a friend.

If you’re tired of falling back on the same few places, give it a try. Comment DATE and I’ll send it to you.

Thinking about selling someday?

Before spending thousands on ⚒️ renovations, it’s worth figuring out which SMALLER improvements buyers are actually likely to notice.

My free Home Seller Reset guide 📘 covers 7 areas to look at before listing, including:

✓ Curb appeal
✓ Small repairs
✓ Paint
✓ Decluttering
✓ Lighting
✓ Major home systems
✓ Showing preparation

It’s designed to answer a simple question: What’s actually worth fixing before you sell?

Comment RESET (or send me a message) if you want the guide.

Do you wash your dishwasher???

A lot of newer dishwashers have a removable filter near the bottom that catches food and debris and it’s easy to forget it exists.

If your dishes have started coming out cloudy, gritty or not quite as clean as they used to, this is worth checking before assuming something is wrong with the dishwasher.

Check your owner’s manual for your model before removing anything. Then, clean the filter according to the manufacturer’s instructions.

Five minutes of maintenance can sometimes make a surprisingly big difference.

I hope you don’t get ROBBED, but if you ever do, you’ll be glad you did this NOW!

Create a basic home inventory.

Take photos 📸 of higher-value items, appliances and electronics. Capture model and serial numbers when you can, and save receipts for major purchases or improvements.

One important caution: don’t accidentally create a roadmap of your valuables.

✅ Avoid documenting where you keep cash, jewelry, spare keys, important documents, alarm information or other sensitive items.

✅ Store your inventory list/photos somewhere secure and password-protected (not just loose in your camera roll).

The goal is documentation without creating a security risk.

Here’s a home-and-yard check most people don’t think about: watch where the water goes.

During the next rain—or while your irrigation is running—take a quick walk around the property and look for:

✓ Water pooling near the foundation
✓ Sprinklers repeatedly hitting siding or windows
✓ Runoff washing mulch or soil onto walkways
✓ Downspouts dumping water where it can’t drain well
✓ Soggy spots that stay wet much longer than the rest of the yard

Drainage and irrigation issues are much easier to spot while the water is actually moving.
