A question landed in my DMs this week:

“How important is location when choosing a rental property in Montreal?”

My answer? Very, but probably not for the reason you think.

Before choosing the neighbourhood, ask yourself: Who do I want to rent to?

A young professional may prioritize a short commute, walkability, cafés and access to the metro.
A family may be looking for an extra bedroom, nearby schools, parks and a quieter street.

Same city. Different tenant. Completely different definition of a “great location.” That’s why I don’t believe investors should choose a rental property first and figure out the tenant later. Start with the tenant you want to attract, then work backward to the property and location that fit their life.

Because in rental real estate, location doesn’t just influence the purchase price; it shapes demand, vacancy risk and long-term rental potential.

Have a rental property or real estate investing question? Drop it in my DMs. It may become the next edition of Questions From My DMs.

My name is Angela, and if you don’t know me you should know this first: as a realtor, landlord, and property manager, I’m passionate about improving landlord-tenant relations in Montreal.

This is part 3 of my Montreal Rental Rundown series.

📢 “My tenant wants to leave during the term of their lease. What do I do?”

Part 2 of my Montreal Rental Rundown series where I discuss common rental questions.

WHAT happens next and WHO is responsible for finding a replacement tenant?

First: don’t panic 😮 An early departure doesn’t necessarily mean losing months of rental income, but it can get dicey.

Depending on the situation, the options may include:

• Reaching a mutual agreement to terminate the lease
• A lease assignment or sublet

The right approach depends on the circumstances. Failure to reach a mutual agreement means the tenant remains responsible for the lease until they find someone to take it over.
Documentation is key to protect yourself in the event that things go south during the process and you find yourself defending your case at the TAL.

👀 Watch to learn what Montreal landlords should consider before agreeing to an early lease termination.

Have a question about Quebec leases, tenants or rental property management? Send me a DM and it could become a future post!

Stay tuned for part 3...

📢 “Can I rent out my Montreal property for a fixed term, with a definitive end-date?”

Quebec residential leases can have either:
• A fixed term, with a start and end date
• An indeterminate term, with a start date only

Here’s where many landlords get confused: even when a lease includes an end date, the tenant has the right to maintain occupancy and renew the lease.

If you know you’ll need the apartment back by a specific date, finding a tenant whose plans genuinely align with the rental period is critical but it is not a substitute for understanding Quebec’s lease-renewal, non-renewal and repossession rules.

Landlords who require an end-date to re-occupy a dwelling must choose the right tenant fit. Period.

👀Watch to learn more about this, and follow along for the next edition of this series.

Follow for practical guidance on Quebec leases, Montreal tenant relations and rental property management. Send me the landlord questions you’d like me to cover next!

Before you increase your offer, strengthen it.

The highest offer isn’t always the strongest - and it isn’t always the one the seller chooses.

Price matters, but sellers also consider conditions, financing, deposit, flexibility and their confidence that the transaction will close.

Before structuring your offer, consider:

• What type of property are you buying, and what due diligence does it require?
• What type of market are you competing in?
• What does the property’s value support—and where is your walk-away point?
• What matters most to the seller: price, timing, flexibility or certainty?
• How can you demonstrate your financial strength and preparedness?
• Which conditions genuinely protect you, and which can be improved?

A strong mortgage preapproval, meaningful deposit, realistic timelines, clean paperwork and responsive communication can all make an offer more compelling.

The strongest offer isn’t the one that gives up the most. It’s the one that responds strategically to the property, the market and the seller’s priorities, without exposing the buyer to unnecessary risk.

Before offering more, ask: What would make this offer stronger?

__

Your home may be ready to sell—but is your selling process ready?

Because even a great property can lose the right buyer when the experience creates friction, uncertainty or doubt.

Here are 6 things that can quietly kill a home sale:

1️⃣ A broker buyers can’t reach
Unanswered questions and slow follow-ups can quickly turn interest into hesitation.

2️⃣ Showings that are difficult to schedule
Buyers move quickly. If seeing your property feels complicated, they may simply move on.

3️⃣ Missing property information
Incomplete documents, vague answers and unresolved questions weaken buyer confidence—and sometimes the offer itself.

4️⃣ A passive showing strategy
A lockbox provides access, but it doesn’t sell the value. Buyers and their brokers need the right information, meaningful highlights and clear answers.

5️⃣ Poorly managed offers
Receiving an offer is only the beginning. How it is reviewed, positioned and negotiated can materially affect your final price and conditions.

6️⃣ A broker who identifies problems—but doesn’t solve them
Every transaction has obstacles. Strong representation means anticipating them, finding solutions and keeping the sale moving forward.

Selling a home isn’t just about putting it on the Montreal real estate market. It’s about creating buyer confidence at every step—from the first inquiry to the notarial signing.

Your property deserves more than exposure. It deserves a strategy.

Nice to meet you—I’m Angela Negro, Montreal real estate broker.
