Everything seems to indicate that we're past the peak of mortgage renewals.

But payment arrears indicate a continued trend up despite being below historical levels.

The next months will be crucial to understanding how Quebec, but also Canadian real estate will behave.

Employment pressures coming from the US-Canada relationship, the oil supply crunch, and the AI boom may affect buyer sentiment and ability to enter the market, potentially producing a long-awaited correction - especially in the co-property market where signs of easing are already appearing.

At the same time, single-family houses continue being scarce, driven mainly by cost and land availability, especially in urban centers.

My honest guess is that co-properties will soon face a correction, while single-family houses will plateau and continue to increase.
