🚨 The mortgage shock everyone was waiting for… never came.
For years, I heard the same prediction: “Just wait until the people who bought in 2020 and 2021 renew their mortgages at higher rates. They won’t afford it. There will be a wave of forced sales, and prices will crash.”
It sounded convincing, it created fear, and many buyers decided to wait.
But the data is in… and the story is very different. Yes, about 60% of Canadians renewing in 2025 and 2026 face higher payments. But the massive wave of defaults? It never happened.
According to major banks, for many borrowers, the actual increase has been closer to $106–$200/month—far below the worst-case scenarios.
Why? Falling interest rates helped. Homeowners had been stress-tested. Incomes and equity grew, and lenders worked proactively with borrowers.
Meanwhile, buyers who waited for the “big crash” continued paying rent. Those who bought didn’t just spend years building equity—in many markets, their properties increased significantly in value. While others waited, homeowners were building wealth through both repayment and appreciation.
The lesson? Fear is rarely a good real estate strategy. Neither is FOMO.
The right time to buy isn’t when someone on social media predicts prices will go up—or when someone else predicts a crash. It’s when the numbers make sense for you: your financial situation, your goals, and your monthly comfort level.
