This weekend, my brother-in-law, Ron, turns 70! So all his family and some close friends have been celebrating in the beautiful Eastern Townships, at a fabulous chalet his sister leased for a week. Maman and I drove over yesterday for lunch, where the pièce de résistance was unveiled - a buttery vanilla cake with a rich vanilla buttercream icing, decorated by a longtime friend and master cake decorator, Susan Potter, and what a masterpiece 🎂👌🎉 Decorated with many things he's done, including founding his own engineering company [and so his company car, the exact model with working lights, complete with his company logo on the side, was there!].

Yes, Ron has hunted bears and moose 🐻🫎, done deep-sea salmon fishing 🛥, worked in a mine when he was very young, panned for gold 🪙🪙🪙 in rivers (and yes, he did get lucky), and he still runs his perma-frost specialized engineering company based in Alaska!

And for the kids [big and small 😋☺️] that were present, all of the rocks and boulders seen on the cake were pure dark chocolate wrapped in a candy coating, so were edible and joyously devoured!

🏡 PRIX : le prix de référence national est resté stable d'un mois à l'autre - une première depuis le début de 2025.

📊 INVENTAIRE : environ 4,8 mois, soit près de l'équilibre.

📈 VENTES : en hausse pour un troisième mois consécutif, alors qu'un printemps immobilier tardif s'est finalement installé.

MAIS ATTENTION : ce sont des moyennes nationales. Et en immobilier, tout est local. Un condo et une maison unifamiliale situés dans la même ville peuvent connaître des réalités de marché très différentes.

Les données nationales donnent la tendance. Votre marché local, lui, détermine ce qui compte pour votre projet.

La Banque du Canada a de nouveau maintenu son taux directeur en juillet - et pour ceux qui suivent le marché, cette stabilité est une véritable bonne nouvelle.

Depuis quatre ans, les fluctuations des taux ont été l'un des éléments les plus difficiles à prévoir lorsqu'il s'agissait de prendre une décision immobilière. Le maintien du taux, quel que soit son niveau, signifie que les données sur lesquelles repose votre budget ne changent pas d'un mois à l'autre. Vous pouvez faire vos calculs avec des chiffres concrets et savoir qu'ils seront encore pertinents le mois prochain.

Ce tout petit chalet surplombant la plage de Coin-du-Banc, à une dizaine de kilomètres de Percé, était particulièrement pittoresque sous la douce lumière de l’après-midi. La magnifique plage en contrebas, composée de sable blond et fin et de galets polis par la mer, s’étire sur 5 km.

This tiny cottage overlooking the Coin-du-Banc beach, about 10 km from the town of Percé, looked quite picturesque in the warm afternoon light. The beautiful beach below is composed of fine, blond sand and some pebbles worn smooth by the sea, stretches for 5 km.

Vous attendez que les prix «touchent le fond» avant d’acheter? La baisse est peut-être déjà derrière nous. 🏡

Pendant une bonne partie des 18 derniers mois, les prix reculaient dans la plupart des marchés et beaucoup d’acheteurs attendaient le creux. Or, dans la majorité des marchés où ils baissaient, ils commencent à se stabiliser. Et quand les prix cessent de baisser, attendre perd de son intérêt.

Les acheteurs n’ont pas l’avantage partout et l’abordabilité reste un enjeu. Mais dans un marché plus équilibré, vous pouvez choisir le bon moment pour vous, plutôt que d’essayer de prévoir le marché.

1️⃣ TAUX D'INTÉRÊT : Les meilleurs taux fixes de 5 ans tournent autour de 4 %, et la Banque du Canada devrait maintenir son taux directeur stable jusqu'en 2026.

2️⃣ INVENTAIRE : On compte environ 5,2 mois d'inventaire à l'échelle nationale, soit tout près de la moyenne historique. Résultat : un marché plus équilibré, avec davantage de choix et moins de pression pour les acheteurs.

3️⃣ PRIX : L'ACI (Association canadienne de l'immobilier) prévoit une hausse moyenne d'environ 1,5 % cette année. Autrement dit, vous n'avez pas à courir après un marché qui s'emballe.

Pris dans leur ensemble, ces indicateurs montrent un marché plus calme et plus équilibré que celui des dernières années, un contexte qui avantage les acheteurs bien préparés et qui connaissent leur budget.
