Commercial Real Estate Property Manager

The Property Manager position supports and assists in the management of commercial real
estate. The Property Manager is involved in all aspects of day-to-day operations of the
property, including tenant relations, maintenance and repair, security, janitorial services,
landscaping, snow removal, etc. The Property Manager handles tenant complaints and service
requests, and must be familiar with the terms of tenant leases. The Property Manager shows
prospective tenant’s spaces for rent, negotiates leases, and collects rent.
Duties:
• Provide excellent tenant service.
• Respond to tenant requests/problems in a timely and courteous manner, and generate
work orders.
• Follow-up with the tenant to ensure satisfactory resolution of the issue.
• Manage commercial property employee’s (ie: security and janitorial services) and
oversee outside contractors.
• Conduct periodic inspections of the property and tenant spaces to ensure compliance
with leases and the proper upkeep of the property.
• Ensure that property and lease files are properly maintained and kept up to date in
accordance with company policy.
• Prepare and maintain appropriate tenant lease files, records, correspondence, and file
notes.
• Assist in actively prospecting and finding potential tenants for vacant spaces.
• Show prospective tenant’s spaces for rent, negotiate leases.
• Coordinate tenant move-ins.
• Collects rent.
QUALIFICATIONS:
• Commercial real estate property management experience of 2 years or more a
requirement.
• Computer skills, HOPEM experience an asset
• Bilingual (English and French spoken and written)
• Ability to work under pressure; self motivated and self-directed; exemplary time
management skills; ability to work with staff in solving problems and ability to take
direction and function as part of a team.

Building Manager
Oversee the daily operations and maintenance of a residential property. Liaise with
tenants and owners, coordinate, and manage maintenance.
Responsible for:
1. Answering telephone for tenant requests and inquires
2. Showing and renting apartments
3. Rent collection
4. Distribution of lease renewals and increases and follow-up
5. Preparation of leasing documents
6. Overseeing renovations of apartments for new tenants
7. Working closely with building maintenance personnel
8. Working closely and communicating with head office.
QUALIFICATIONS:
• Building management experience an asset
• Computer skills, HOPEM experience an asset
• Bilingual (English and French spoken and written)

CORPORATE PROPERTY ACCOUNTANT
POSITION
The Corporate Property Accountant will oversee the work of property accountants of
his/her portfolio and be responsible for the corporate financial reporting. This will include
dealing with all aspects of the Company, such as but not limited to, preparation of
periodic financial reporting to stakeholders and preparation of supporting financial
reports for ad hoc projects such as acquisitions and dispositions, etc.
The Corporate Property Accountant is expected to be able to handle communication
with our investor partners, real estate brokers, lenders, property owners and other
parties as required to complete the duties and responsibilities.
Qualifications
1. 2-5 years of experience in property accounting which includes general property
accounting and budgeting, CAM reconciliation, allowance for doubtful accounts and
investment property accounting.
2. Proficiency in Microsoft Excel.
3. Proficiency in MRI or Yardi is a plus but not required.
4. Accounting designation is a plus but not required.
Minimum duties and responsibilities
1. Prepare monthly, quarterly, and annual financial reporting packages (financial
statements and supporting schedules).
2. Prepare ad-hoc financial reports required by stakeholders (investors, head office,
creditors, etc.);
3. Coordinate with property managers, asset managers, investors, other stakeholders
and outside parties with issues relating to financial statements.
4. Prepare required reports for quarterly reviews, annual audits and ad-hoc property
audits; and assist in resolution of auditor queries and issues.
5. Prepare bank reconciliation.
6. Review and approve property invoices.
7. Review cash position and prepare fund distribution or cash call.
8. Prepare HST monthly returns.
9. Prepare SOA and related schedules when selling properties.
10. Perform and answer queries on variance analysis on quarterly and annual reporting.
11. Review and record account adjustment and write-off.
12. Prepare and/or review year-end CAM and realty tax reconciliation.
13. Prepare and/or review operating costs and realty tax recoveries calculation for
operating budget.
14. Prepare annual operating budgets and reforecasts.
The candidate must be dynamic, energetic, motivated, accommodating; have a positive
attitude and show good judgment.
