Selling your home in BC soon? Check your purchase date before anything else.

BC’s Home Flipping Tax applies when you sell within two years of buying. Sell inside 365 days and the province takes 20% of your profit. Not your sale price, your profit. On a $100,000 gain, that’s $20,000 gone.

From day 366 to day 729 the rate slides down. At day 730, it drops to zero.

Here’s what catches people: nobody checks. You list in the spring because the yard looks great, and you never look back at when you actually bought. I’ve had two clients this year land within weeks of that line.

There are exemptions for things like relocation, separation, or a death in the family. Talk to your accountant about your situation, because this is a tax question first.
