Downtown Nanaimo rentals are asking $1,500 to $3,500 a month right now. So let’s run the real numbers on the other side.

At today’s fixed rates around 4%, roughly $2,800 a month carries a mortgage in the mid $500,000s. With a down payment, that is a real Nanaimo townhouse, condo, or even a single family home. Not a fantasy. A listing I could show you this week.

Now the honest part, because there always is one. Owning costs more than the mortgage. Taxes, insurance, maintenance, strata. Renting buys you flexibility. Buying is forced savings.

Here is the line I have repeated for 22 years: rent is 100% interest. Every dollar goes to paying off somebody else’s mortgage. With your own mortgage, part of every payment buys back a piece of the building you sleep in.
