There were 24 sales vs the 29 new listings of single family homes in North Vancouver between May 15-21. The most expensive home to sell was in Upper Lonsdale on Windsor Rd E, where you will find Windsor Manor, built in 1913 and recently updated in 2023 this 6 bed 5 bath 4308sqft home sold the day it listed for $5,650,000. The median sale price was $1,948,000 with an average of $2,300,000 and the cheapest single family home to sell in the third week of May was a 4 bed 2 bath 1652sqft house that was built in 1912, with a few less recent updates than Windsor Manor, located in Lynn Valley on Church St that sold for $1,340,000

North Vancouver had 45 sales of single family homes between May 1-14, compared to the 50 new listings May has been a fairly balanced month so far. The most expensive house to sell was in Upper Lonsdale on St. Marys Ave where this 6 bed 6 bath 5965sqft luxury home sold for $25,000 over asking price at $4,424,000, the second highest sale also went over asking, but $300,000 over in 1 day for $4,173,000 for a 5 bed 4 bath 3656sqft Forest Hills updated character home. The median sale price was $2,000,000 and the cheapest home to sell was a 2865sqft 4 bed 2 bath home in Lynn Valley on Frederick Rd for $1,340,000.

Nanaimo saw 25 sales of single family homes vs the 37 listed in the first week of May, 16 of which sold in less than 3 weeks, the cheapest sale was a 2 bed 2 bath 1275sqft rancher out in the ruralcommunity of Cedar on Cedar Rd that sold for $20k over asking at $495,000. The median sale price was $857,000 and the most expensive single family home to sell between May 1-7 was on Holland Rd in the South Jingle Pot area where this 2941sqft 4 bed 4 bath 9 year old custom built home sold in just 5 days for $67,500 over asking price at $1,617,500. The market may not be as busy as it once was, but it is definitley active and vibrant with plenty of buyers for the right house.
