Moving to Vancouver Island comes with a few surprises, and most of them have nothing to do with real estate.

MSP coverage generally begins after a short waiting period, so it's worth applying as soon as you arrive. Access to family physicians can also take time, which is why I recommend registering with the Health Connect Registry early. There is good news on the horizon with a new medical clinic planned for Qualicum Beach.

The other piece people don't expect? Community. One of the quickest ways to feel at home is simply getting involved. Local clubs, volunteer opportunities, and events like the Saturday Qualicum Beach Farmers Market make meeting people surprisingly easy.

I spent my birthday last year out on the west coast, sitting at the window of the Wickaninnish Inn in Tofino watching the waves come in.

If you haven't been, it's about a three-hour drive from Parksville, through Cathedral Grove and over the mountains to the outer coast. Completely different energy from the Oceanside side. The Pacific is big and dramatic out there, and the Inn sits right on the edge of it.

That charcuterie box is from Little Qualicum Cheeseworks, right here in Parksville. We packed it up before we left, poured two glasses at the window, and just watched the water for a while.

One of the things I love about living on the Island is how many completely different landscapes you can reach in a day. Morning coffee in Qualicum Beach, afternoon walking through old-growth forest in Cathedral Grove, dinner overlooking the open Pacific in Tofino. And you never once get on a highway.

People ask me all the time why I never seem to want to leave the Island, even to celebrate.

This is why.

Grateful for another year here, and for the place I get to call home.

Earlier this month, 100+ Women Who Care Oceanside hit a real milestone: $1,000,000 given back to local charities and non-profits, right here in the Oceanside.

I joined about a year ago because, in my business, I'm constantly talking about community. What makes an area special. Why people choose to live here.

This group is part of that story for me.

The model is simple. We meet four times a year for one hour. Three local charities present. We vote. Each member donates $100. No drawn-out fundraising, no layers of administration. Real money going directly to local causes, immediately.

There’s always a point in spring on the Island where things start to feel active again — the weather improves, more listings hit the market, and buyers slowly start making moves.

The latest VIREB numbers show a more balanced market this year, with more inventory available and less pressure than we’ve seen the past few springs. Parksville-Qualicum continues to hold strong, while Nanaimo prices have softened slightly compared to last year.

A few highlights from April:

🏠 Parksville-Qualicum benchmark: $923,800 ▲ +4% YoY
🏠 Nanaimo benchmark: $815,600 ▼ -2% YoY
🏠 Apartments: $394,300 ▼ -4% YoY
🏠 Townhomes: $545,500 ▼ -1% YoY
🏠 Active listings across VIREB: 4,256 ▲ +4% YoY

What I’m seeing locally is that well-priced homes are still selling steadily, but buyers have more breathing room and more choice than they’ve had in a while — which honestly creates healthier conditions for everyone.
