This is one of the hottest topics in local real estate today, so I wanted to spread some light on Poly B, in hopes that it helps some other agents explain it to their clients.
Between 1980 and 2020, Nanaimo experienced one of the largest periods of residential growth in its history. As the city expanded rapidly through the 1980s and 1990s, thousands of homes were constructed in new subdivisions and developing neighbourhoods throughout the region. This period of construction closely coincided with the widespread use of Poly B (polybutylene) plumbing across British Columbia and Canada.
Poly B plumbing became popular during this era because it was affordable, easy to install, flexible, and fully accepted under building standards at the time. Builders commonly used it in residential developments throughout Nanaimo as demand for housing increased due to population growth, migration from larger urban centers, and expanding suburban development.
Because so many Nanaimo homes were built during the exact years when Poly B plumbing was considered a normal and acceptable product, it remains extremely common in the city today. Many homes constructed between the mid-1980s and late 1990s still contain original Poly B systems.
Over time, Poly B plumbing developed a controversial reputation due to reports of leaks and failures in some homes, particularly around fittings, joints, and areas exposed to heat or pressure fluctuations. As a result, Poly B is now frequently discussed during home inspections, insurance applications, and real estate transactions throughout Nanaimo and other rapidly growing communities from the same construction era.
However, many homeowners, contractors, and industry professionals also believe Poly B may not be as dangerous as it is sometimes portrayed. A significant number of Nanaimo homes have operated for decades with original Poly B plumbing and without major issues. In many cases, factors such as installation quality, maintenance, local water conditions, and the type of fittings used appear to play an important role in long-term performance.
It is also worth noting that many replacement plumbing systems, particularly early generations of PEX (cross-linked polyethylene) piping and fittings, have also experienced documented failures in certain applications. Issues involving fittings, connectors, manufacturing defects, installation practices, and water chemistry have affected some PEX systems as well. This has led some homeowners and industry professionals to point out that no plumbing system is entirely failure-proof, and that plumbing performance often depends as much on installation quality and environmental conditions as on the material itself.
In reality, all plumbing systems — including copper, PEX, and Poly B — contain potential failure points. Copper systems can develop pinhole leaks, corrosion, and joint failures. PEX systems can experience fitting failures, cracking, or issues related to manufacturing defects and installation practices. Poly B systems are often associated with fitting and connection concerns. Because of this, many professionals view plumbing longevity as being influenced not only by the pipe material itself, but also by workmanship, water quality, pressure conditions, age, maintenance, and environmental factors within the home.
For this reason, Poly B is often viewed differently depending on the perspective of homeowners, insurers, inspectors, and buyers. Some consider it a major concern requiring replacement, while others see it as a manageable maintenance issue commonly associated with homes built during Nanaimo’s major growth period of the 1980s and 1990s.
