• be skeptical of renovations and ask for receipts.
• ask about the legality of renovations ( ask about the status of the permits)
• Think about safety when it comes to electricity – (aluminum wiring is common in 1970’s homes) Overtaxed systems can cause fires.
• Look for water damage. If there’s water and moisture in your crawl space, there’s a good chance there’s also mould down there,.
• Signs that you might need a secondary inspection (signs of bug infestation)

When looking for a home inspector, you might wonder if they are all the same, such as a dentist, or a doctor, or even a lawyer. As they are all required to follow a strict code of ethics, isn’t it the same for your home inspector?

The answer is — it should be, but it isn’t.

The Home Inspector’s Association of BC follows a strict code of ethics.

Honesty, justice, and courtesy form a moral philosophy which, associated with mutual interest among people, constitutes the foundation of ethics. The members should recognize such a standard, not in passive observance, but as a set of dynamic principles guiding their conduct. It is their duty to practice the profession according to this code of ethics.

As the keystone of professional conduct is integrity, the Members will discharge their duties with fidelity to the public, their clients, and with fairness and impartiality to all. They should uphold the honor and dignity of their profession and avoid association with any enterprise of questionable character, or apparent conflict of interest.

Buying a home in BC could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection by an accredited HIABC inspector may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape.
