Our provincial real estate association tracks year over year stats, and the February stats were bleak for the greater Kootenay region.
📈Well, now the March stats are out and the gap is closing. Unit sales are down 8.8 % over last year, and prices are down 4.5% indicate the Spring market had a slow start but is improving.
❓Numbers lack context, so I walked around the office this morning to get it, from the Rosling Agents who see the market up close.
🕹️Kevin Arcuri from Arcuri-Precious Real Estate Team says that Kootenay homes are not cookie cutter. He and partner Layla are not lowering listing prices across the board. Veteran agent Doug Stewart agrees, saying he has been involved in several multiple offers recently. He offers that our slow start to the year also reduced the inventory of really good houses in affordable price ranges and when they come up, buyers are acting fast. The perspective from Nico Arnason , is that his buyers have come to life in recent weeks. The new listings coming up on the market have sparked interest in his clients and he’s been out on many showings.
💥Trent Whale hosted a new listing on real estate tour of 32 agents on Tuesday and that resulted in a two-bedroom Nelson character home attracting 14 showings in 3 days on the market. When asked why, he said, “it was in an entry-level price range, it’s clean and well maintained, move-in ready, and walkable. These are all important to today’s buyers.” Trent did not assume a quick sale and did a “full court press” on marketing so as to attract the attention.
