Creating Community
In 2016, when designing Village Green (our previous project), a guiding principle was to encourage informal contact between the people who would live there. Central to this idea was the car-free commonly owned green space, around which the ten homes were arranged.
At the time I wasn’t sure who would choose Village Green, but I was not expecting that seven of the ten homes would be bought by women. My partner Kathleen was less surprised. It was obvious to her that women seeking connection and community would look for a home that provided for that.
A decade later, with The Cottages now available for presale, I’m thinking that with ample personal space, shared outdoor space and room to garden, The Cottages could be ideal for four friends with a shared vision.

New Leaf Development Corp has been designing and building high-quality homes in Nelson for the past 20 years. For our latest project, we envisioned a row of four charming cottages, each with their own front door on the south side, and a patio and small garden on the view side of the building.
The Cottages.
These 600 sq ft, 2-storey townhouses demonstrate that small can be both functional and beautiful. The versatile open-plan living space comes complete with a freestanding gas fireplace, a sleek contemporary kitchen, and folding glass doors that open to extend the living space onto the patio. Upstairs, there’s a luxurious bedroom with a vaulted ceiling and views of the West Arm, and a stylish bathroom that’s bathed in natural light.
Efficient layout means that rooms are generous in size, with everything you need, including laundry facilities, and a substantial amount of storage space. There’s also a separate storage shed that can accommodate bikes, skis and other large items.
Instead of building a road into the property to accommodate cars, we chose a more sustainable option — relying on existing street parking in the neighbourhood. Pedestrian access from Douglas Road is via a set of winter-friendly stairs, and there’s a separate ramp for bicycles that meets the stairs at the four storage sheds.
Emerging from the trees, the stairs land in a commonly-owned area that extends the length of the building. Landscape plans include a picnic table that could be used for morning coffee with a neighbour, or a strata meeting on a summer evening.
Starting construction this spring/summer, we expect to complete the project within 6 to 8 months. We are offering The Cottages for pre-sale at $545,000, including GST and a comprehensive new home warranty, and presales are now open.
