There is no one single story of motherhood, and that’s exactly why today matters. It’s a day to honour love in all its forms.

April brought a noticeable shift across the Durham Region market, with activity picking up as we move deeper into the spring season.

Here’s what we saw:
• 686 sales
• $845,361 average price
• 1,920 new listings
• 24 days on market

Compared to March, the numbers tell an important story. Sales increased by 15.1%, average prices edged up by 0.9%, and new listings jumped by 22.1%. That increase in inventory is giving buyers more options, which is a change from the tighter conditions earlier this year.

For buyers, this means more choice and a bit more breathing room to evaluate options. For sellers, the takeaway is clear. Homes that are priced appropriately and presented well are still attracting strong attention and moving efficiently.

The market is not slowing down, it is becoming more balanced. Understanding that shift is key whether you are planning to buy, sell, or simply stay informed.
