Hello friends

Toronto real estate board members reported the sale of 7 114 sales in April a little more than my brokerage prediction of 7,000. More homes for sale came on the market as the weather warmed up heralding the start of the spring estate market. The 18.088 homes for sale and the anticipated 7,500 sales equate to less than 3 homes for every buyer This continues the trend of sellers getting above asking prices on homes listed at market value. The chart below from the Toronto Board shows the summary of homes sold in April.

It shows that on average, properties were listed for a total of 28 days (PDOM) and sold in 19 days (LDOM) for 102% of asking price after the last price adjustment.

There is no guestion that the high interest rates are causing some people to stay on the sidelines rather than getting inte the market. that's understandable. Unfortunatelv. a sc know that once Interest rates start moving down, more people are going to jump into the market and competition for good homes will become more fierce.

Those buvers who can auality under todav's borrowing rates have a tough decision to make. should they det oft the sidelines and buy now or wait? should they be taking advantage of the good opportunities that exist in upgrading their home or in investment properties?

My best advice: Get more information! Find out exactly what is going on and the opportunities that exist in the market! You need a tull-time real estate expert. workin with a premier worldwide company that can give you the information you need to make an informed decision. A realtor like me!

Real talk.

It might seriously be time to ditch the landlord, buy a home, and make your own rules. This quick 5-question quiz may help you know for sure.

1. Can you afford a down payment? You don’t need piles of cash, but you do need a little (say 5%-15% of the home price) to qualify for a competitive interest rate.

2. Do you have regular income? Two years of employment history is preferred, but other factors, such as a high credit score and low debt-to-income ratio, can sub for less than two years.

3. Do you know where you want to live? If you’re new to the area, you might want to wait a few months and get your bearings. I promise you’ll know what areas feel like home after a while.

4. Do you plan on staying put for a while? No one knows the future, but sticking around for 2-5 years is ideal if you can make it work.

5. Are you comfortable with current home prices? Sure, they’re higher than you’d like, but when you run the numbers, you feel confident you can make the budget work.

Bring it in, buyers and sellers. I know you’re probably feeling a little anxious, scattered, and unsettled about what’s going on in this market.

That’s why I want you to stop, clear your mind, and take in a few affirmations that will be here for you to revisit anytime negativity makes an unwelcome appearance in your head or heart.

Sellers, say to yourself:⁣

▫️I cannot control the outcome of this real estate journey. I can only control getting my home ready for the market, hiring people to help me, and preparing myself and my loved ones for the major life transition ahead.⁣
▫️My home will sell. It may not be the minute, hour, or day I want it to, but it will sell. I have a team of professionals who know what they’re doing and are 100% qualified to sell my home.⁣

Hosting an open house is a great way to get more potential buyers through the door. Even the "nosey neighbors" taking a tour can help to spread the word about your home. ⁣

Here's a quick checklist I like to use before hosting an open house for my clients:⁣

🔸 Lock up or remove valuables⁣

🔸 Deep clean and declutter as much as possible⁣

🔸 Minimize personal items and family photos⁣

🔸Less is more: Help your buyers picture this as their home⁣

🔸 Put out snacks and drinks for the guests⁣

🔸 Put out marketing material like flyers and disclosures⁣

🔸 Open the windows to bring natural light in⁣

🔸 Do a final walk through & see the home through a buyer's perspective⁣
