🚨 GTA REAL ESTATE MARKET IS TIGHTENING — JULY 2026 TRREB STATS ARE OUT

The latest TRREB July 2026 Market Watch is showing an important change in the GTA housing market.

While home sales were slightly lower than last year, new listings dropped dramatically — meaning buyers are now competing for a smaller pool of available homes.

📊 JULY 2026 GTA MARKET

🏠 5,995 homes sold
📉 Sales -0.9% year-over-year

📋 14,484 new listings
📉 Listings -17.8% year-over-year

💰 Average selling price: $1,003,956
📉 Average price -4.5% year-over-year

📊 MLS® HPI Composite Benchmark: -4.6% year-over-year

🔥 But here’s the important part…

Sales are holding relatively steady while new listings have fallen almost 18%.

That means the ratio of sales to available listings has increased, creating tighter market conditions and potentially more competition among buyers.

According to TRREB, if this trend continues, average selling prices could begin to level off during the second half of 2026.

There are still many buyers waiting for greater confidence around:

• Interest rates and borrowing costs
• Inflation
• Tariffs and the economy
• Overall consumer confidence

But if economic conditions continue improving and prices stabilize, more buyers could return to the market.

🏡 WHAT DOES THIS MEAN FOR YOU?

BUYERS:
You may have less negotiating power if inventory continues to shrink.
