My daughter lost some very dear friends due to a fire caused in a vent.. AND... please don't run your dryer over night, It's a good idea to stay awake while it's on :)

Dryer vents are one of the most overlooked maintenance items in a home because they're largely out of sight. But every load of laundry contributes to lint buildup, which restricts airflow and increases fire risk.

If your clothes are taking longer to dry than usual, the dryer feels unusually hot, or you can't remember the last time the vent was cleaned, it's worth adding this task to your maintenance checklist. A small amount of prevention can improve both safety and efficiency.

Your foundation is only as good as your home's ability to move water away from it. That's why downspouts play a much bigger role than most homeowners realize.

When a downspout becomes disconnected or drains too close to the house, water can collect around the foundation and eventually find its way into the basement. It's a small maintenance item that's easy to overlook, but one that can have very expensive consequences if ignored.

It also doesn't mean that you have lender approval when you finally decide to buy. That "approval" should be in writing and it should be
recent.
That's what a financial condition is good for...to make sure you are actually able to go through with your purchase. :)

What's the one neighbourhood feature you couldn't live without?

For me....it's an absolute must that when I look outside, I see trees, and that the area I live in is very walkable. Those are absolutely the top reasons why I chose to live in the Bogart Pond Community. And yeah...the people are pretty nice too .:)❤

Caulking isn't exciting, but it sure can save you a ton of money.
Most homeowners never think about using it until they notice a problem. Unfortunately, by then the damage may already be happening behind the walls.

Small gaps around windows, doors, and exterior trim allow moisture to enter gradually over time. Water damage rarely starts with a flood—it usually starts with a tiny opening that nobody noticed. A simple inspection today can help prevent thousands of dollars in repairs tomorrow.

I have very a fair amount of personal experience with water damage. It's no fun...and could cost you that trip to Turks and Caicos. that you've been planning.🌴🏖️
