Toronto police have charged a 42-year-old man in connection with an alleged mortgage fraud scam targeting short-term rental homes. Investigators believe he's part of a larger criminal group.

For the duration of the province wide lockdown, or more specifically the southern Ontario lockdown which is suppose to last 28 days, we will be shifting to modified reports for residential properties as of December 26, 2020.

Exceptions include if the house is vacant, commercial/industrial properties or for litigation purposes where both parties can meet the health disclaimer requirements.

York Simcoe Appraisals will now be offering interior inspections again where both the homeowner and appraiser feel comfortable and a COVID-19 disclaimer has been signed.

The safety of both the appraisers and homeowners are paramount, and appraisers will be wearing PPE including a face mask, visor and gloves. Physical distancing of 6m will be observed by our appraisers.

If an interior inspection cannot be done or is not wanted we are still offering and doing modified reports.

We are trying our best to keep on top of this situation, and at times it’s not always clear.

Based on the list, we interpret that we fall under banking & activities related to credit intermediation, which means that we are not mandated to close.

For appraisals we are going to keep exterior inspections only. No interior inspections. We have developed a sheet for clients to give home owners with instructions on the no interior inspection process. We are going to try and have the interior inspection from the homeowner when the appraiser is outside their house for the inspection. They can send the pictures by e-mail or do the FaceTime tour at that time, so they have a dedicated time slot from the appraiser.
