Another one SOLD ✨

This one didn’t last long and for good reason. Thoughtful preparation, strategic marketing and showcasing the home at its absolute best during winter (yes… summer photos taken ahead ☀️) made all the difference.

Location, location… you hear that all the time in real estate. Why is it so important?

Let me explain it using the $8.48 coffee I bought today at my son’s provincial volleyball tournament in Toronto 😅🏐

Same coffee. Same beans. Same paper cup. I even had to fill it up myself!!! 🤣 But the location? That’s what changed everything! I wasn’t at Tim’s down the street. I was at a packed event with limited options. They can charge more because people will pay for convenience, timing and experience.

Real estate works the exact same way. You can have two nearly identical homes… but put one in a highly desirable neighbourhood, close to great schools, amenities, transit. And suddenly the value jumps. Why? Demand! People aren’t just buying a house… they’re buying the location, the lifestyle, the convenience - just like I wasn’t just buying coffee today… I was buying convenience in that moment!And when demand meets limited supply… prices follow.

So next time you hear “location, location, location”… remember my $8.48 coffee 😄. It’s not just about what you’re buying - it’s where you’re buying it.
