Something no one talks about? → Some homes in Newmarket come with extra rules.
And not the kind you’d spot right away:
→ Heritage homes near Main Street with renovation restrictions
→ Rural properties outside of town (or sometimes inside town!) that require septic inspections or special insurance
→ Homes that fall under Lake Simcoe Conservation Authority maps — which can limit what you build or change
→ Proximity to GO train lines that come with noise considerations and potential future development
These aren’t always clear from the listing — which is why having a local agent who knows what to look for (👋 hi, that’s me!) can save you a ton of surprises later.
