You're probably NOT in the market to buy a home right now...

(But bookmark this post for later when you are 🔖)

Something no one talks about? → Some homes in Newmarket come with extra rules.

And not the kind you’d spot right away:

→ Heritage homes near Main Street with renovation restrictions
→ Rural properties outside of town (or sometimes inside town!) that require septic inspections or special insurance
→ Homes that fall under Lake Simcoe Conservation Authority maps — which can limit what you build or change
→ Proximity to GO train lines that come with noise considerations and potential future development

These aren’t always clear from the listing — which is why having a local agent who knows what to look for (👋 hi, that’s me!) can save you a ton of surprises later.

I needed to hear #5 👇

1️⃣ Choose the house you can afford, not the maximum amount the lender thinks you can afford.

2️⃣ It’s okay if you don’t have a 20% down payment. Talk with a trustworthy lender to see what your options are.

3️⃣ Start small and use your starter home as leverage to move up to your next home.

4️⃣ Don’t be afraid to walk away. Inspspection full of red flags, or an inflexible seller? It's okay to walk, something better will come along.

5️⃣ You don't have to furnish every inch of your house the day you move in. Furniture prices are STEEP! Your new place doesn't have to be a Pinterest board on day 1 (or ever).

→ You might be asking "What kind of improvements should I be making??" Your realtor can help identify and prioritize what's most important BUT while I have you here, these are the MOST COMMON ones we see:

46% of sellers paint the interior
42% improve the bathrooms
38% improve the kitchen
35% landscape the yard
28% replace carpet or flooring
28% paint the exterior

My superpower? When I walk into a home, I can see things you might not...

This is my mental checklist anytime we head into a listing–

- 🚩 Water marks on the ceiling
- 🚩 Cracks in the walls or foundation
- 🚩 Sloping or slanting floors
- 🚩 Sagging roof
- 🚩 Cracked sidewalks or driveway
- 🚩 Single pane windows
- 🚩 Discolored water
- 🚩 Outdated wiring
- 🚩 Signs of mold

It's always recommended to have a professional inspection done before buying to reveal any hidden problems.

But an experienced agent can perform a first-pass and help identify potential issues that might not be immediately obvious.

Picture this... It's me, knocking on your door to come and chat about listing your home.

These meetings are never one-size-fits-all but there are a few elements that I always include

1) Listen and listen good

So often, agents will come in and start rattling off all the things they can do to get your home sold. Instead, I think it's most important to hear from the seller first - to learn what's most important to them, to hear about the home, and understand their goals for the sale.

2) Explore the home

With a walkthrough of your home, I begin to understand what you love about it, its unique features, and its selling potential.

3) Market data & suggestions

I'll take the information shared in our first meeting and get to work on gathering information. I'll compile market trends and recent sales to provide you the latest information on your home’s value. I'll also provide suggestions (my pre-listing checklist!) that will help prepare your home for market.

4) The selling game plan

With the above in mind, we'll develop a strategic marketing plan to highlight your home’s strengths, price it right from the get-go, repair and stage as needed, grab high quality imagery, and ultimately attract the right buyers.

5) Your resource and advocate

When we work together, you’ll receive complimentary, easy-to-follow guides, checklists, and resources that will provide valuable insights and answers to questions about the selling process - plus my cell number so I'm always a call or text away.
