What advice do you give people starting up in property development?

Given that I started investing in real estate at a young age, I get this question a lot!

1) Research your area! Drive around the neighborhood, spend some time there and see what it has to offer.

2) Choose a project that is manageable for you and keep your budget in line with the profit margin you would like to retain.

3) Remember that you live in your monthly expenses - Not the Property Purchase Price so you really need to dig deep and be comfortable with that amount.

So many people watch a lot of HGTV house flipping programs (myself included) but I am telling you from experience, they make it seem way easier than it is. The rewards are there but you need to remain open, flexible and stick to your bottom line.

Who wants to play a game? There’s no denying the 90’s are back, but tell me: how did YOU get down in the last decade of the second millennium? I, for one, rocked 8 hole docs, overused saying whatever and listened to Pearl Jam like it was going out of style. I never got rid of my concert T's and I regret nothing (OK, maybe a few things)!
