Prices stayed relatively steady, but inventory tightened.

A few key takeaways:
• 498 sales in August
• 1,152 new listings
• Benchmark price: $569,800
• 45 average days on market
• Sales-to-listings ratio: 43.2%

Compared to July:
• Benchmark price slipped just 0.4%
• New listings dropped 22.5%
• Buyers still have options, but less new inventory means the good homes can stand out fast

What does that mean?

For buyers: it’s still a buyer-friendly market, but the right homes may need quicker decisions.
For sellers: less competition from new listings can help strong, well-priced homes stand out.
