Buyers aren’t comparing your home to what your neighbour sold for last year. They’re comparing it to every active listing on the market right now. 🏡

Price, condition, updates, location, lot size… everything matters.

And while your memories and renovation costs are meaningful to you, they don’t determine market value. Buyers and market conditions do. 💭

That’s why Day 1 is so important. The most interest, showings, and online activity usually happen within the first 14 days on the market. 👀
