Here are 5 things I will NOT do as your Realtor:

1. I will NOT price your home based on third-party website estimates. That AI platform has no idea about your custom kitchen renovation or the fact that the neighbour’s house smelled like cat p*e. Automated estimates are marketing tools, not pricing tools.

2. I will NOT agree on a final list price at the listing appointment. Markets change daily. I’ll give you a range, then complete a fresh analysis two days before we go live. Things can change between the appointment and the listing date. It’s about being accurate.

3. I will NOT ignore the little fixes I believe should be completed before we list. Something that feels small to you may look like a big future expense to a buyer, which can lower their offer price.

4. I will NOT leave you high and dry on media day. Those photos need to be perfect, which is why I’ll be there hiding the toothpaste tube and wet bath mat in a cupboard so we get the best possible shot.

5. I will NOT lie to you about what I believe your home is worth, even if it isn’t what you hoped to hear. My job is to understand the market value—meaning what a buyer is actually willing to pay—so your home sells, not sits.

🤗 What I WILL do is everything humanly possible to help you achieve the highest price, in the least amount of time, with the least amount of stress.
