Let’s be honest…when you’re buying a home, the Agreement of Purchase & Sale lands in your inbox and you scroll straight to the price and closing date.

The rest? “I’ll read it later.” (Spoiler: you won’t.) 😂

So here’s the tea on those pre-printed clauses in Ontario…in human language, not lawyer-ese:

📄 What Are They?
They’re the standard rules built into every APS. Think of them as the “terms & conditions” of buying a house… but actually important.

Here’s the quick breakdown:

💰 Deposit
How much you put down, when it’s due, and who holds it in trust.

⏳ Irrevocability
How long your offer is locked in and can’t be changed.

🛋️🔌 Chattels & Fixtures
What stays with the home and what the seller is taking.

💵 Purchase Price
The amount, how it’s paid, and what gets adjusted on closing.

📅 Completion Date (Closing Day)
When the keys officially change hands.

📝 Title
Making sure the seller actually owns the property and can legally sell it.

🧾 Conditions
Financing, inspection, status certificate — all the “must-happens” before the deal is firm.

📍 Planning Act
Making sure the property complies with zoning and legal use rules.

🔥🚨 Insurance & Risk
Who’s responsible if something happens to the property before closing.

💡🚰 Adjustments
Property taxes, utilities, rental contracts — the little things settled on closing.

✍️ Signatures & Acceptance
When the offer becomes a binding deal.
