💵What is the BC Land Assessment?

BC Assessment classifies and values all real property in BC. Each year, a notice is sent to homeowners with the ‘fair’ market value of their property as of July 1, the year prior.

Property taxes to be paid are based on the assessed value of a home.

👷🏽‍♀️How do they come up with this assessment value?

Professional appraisal staff and an extensive database with information on land title changes, building permit applications, zoning, property unique characteristics, location, size, layout, age, quality, etc. This is the value of the land + buildings.

🏷️Is this what price I should expect to buy/sell a property?

No! Keep in mind, assessments are typically done looking at the external of a home and comparing to others in the area. Appraisals aren’t always an accurate representation of what the property is worth as each property is unique and changes can occur such as renovations post appraisal.

First Home Savings Account (FHSA)

Have a goal to buy a home in the next year or few years? Act now.

Time to open a FHSA NOW, before the end of 2023 to qualify for $8,000 of contribution room. Tax free and tax deductible (min. $1600 savings!). Even if you don’t have $8,000 to put into the account this year, the contribution amount will carry over into next year.

Unlike other accounts such as RRSP and TFSA, you need to open the account before the new year to allow for the contribution room. The contribution room starts when you OPEN the account!

Where can I open an FHSA? Some options:
TD
CIBC
RBC
National Bank of Canada
Wealth Simple
Questtrade
Sunlife
Many Others

Who can open it?
Anyone between 18-71 yrs old
Live in Canada
Currently don’t live in a home you own
The home you buy is a principle residence

You don’t need to use FHSA for your first home either, you can transfer the money into other accounts such as RRSP or even move into other accounts (tax may apply).
