๐Ÿก Metro Vancouver sellers hesitated in January, but February brought a 31% surge in new listings, offering a wealth of homes to choose from! ๐Ÿ“ˆ๐Ÿ  Greater Vancouver REALTORSยฎ report a 13.5% increase in residential sales, bringing relief and choices for buyers entering the spring and summer markets. ๐ŸŒท๐Ÿ’ผ

In February 2024, 4,560 properties hit the market, a 31.1% boost from last year. ๐Ÿ“†๐Ÿ”ฅ The total listings reached 9,634, up 16.3% from 2023, creating a dynamic market with a sales-to-active listings ratio of 22.4%. ๐Ÿ“Š๐Ÿ’จ

Although new listings increased, the competitive scene led to modest price growth across all segments. ๐Ÿ’ธ๐Ÿ“ˆ Benchmark prices, however, remain below the 2022 peak, despite a 4.5% overall increase to $1,183,300. ๐Ÿ“‰๐Ÿ“ˆ

Detached home sales rose by 8.3%, reaching 560 with a benchmark price of $1,972,400. ๐Ÿก๐Ÿ’ฐ Apartments saw a 17.7% surge in sales, hitting 1,092, with a benchmark price of $770,700. ๐ŸŒ†๐Ÿ“Š Attached homes also experienced a 10.1% increase in sales, totaling 403, with a benchmark price of $1,094,700. ๐Ÿ˜๏ธ๐Ÿ’ผ
