The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,444 in June 2022, a 35 per cent decrease from the 3,762 sales recorded in June 2021, and a 16.2 per cent decrease from the 2,918 homes sold in May 2022. 
 
Last month’s sales were 23.3 per cent below the 10-year June sales average.

“Home buyers have more selection to choose from and more time to make decisions than they did over the past year,” Daniel John, REBGV Chair said. “Rising interest rates and inflationary concerns are making buyers more cautious in today’s housing market, which is allowing listings to accumulate.” Additionally, “We’re seeing downward pressure on home prices as we enter summer in Metro Vancouver due to declining home buyer activity, not increased supply,” John said. “To meet Metro Vancouver’s long-term housing demands, we still need to significantly increase housing supply.”

A “defect” can generally be defined as a characteristic or feature of the property that materially affects the property’s use or value.

Only latent defects that render a property dangerous or unfit for habitation need to be disclosed to buyers. In addition, the seller is only required to disclose defects that he or she knows or should have reasonably known.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 2,918 in May 2022, a 31.6 per cent decrease from the 4,268 sales recorded in May 2021, and a 9.7 per cent decrease from the 3,232 homes sold in April 2022.
 
Last month’s sales were 12.9 per cent below the 10-year May sales average.
 
“With interest rates rising, home buyers are taking more time to make their decisions in today’s housing market,” said Daniel John, REBGV Chair. “Home buyers have been operating in a frenzied environment for much of the past two years. This spring is providing a calmer environment, with fewer multiple offer situations, which is allowing buyers to explore their housing options, understand the changing mortgage market, and do their due diligence.”

When you purchase or gain an interest in property that is registered at the Land Title Office, you are required to pay property transfer tax (PTT), unless you qualify for an exemption*.

PTT is payable by the BUYER and is based on the fair market value of the property.

The general PTT rate is:
◻️ 1% on the first $200,000;
◻️ 2% on portion of the fair market value greater than $200,000 and up to and including $2,000,000;
◻️ 3% on the portion of fair market value greater than $2,000,000; and
◻️ If the property is residential, a further 2% on the portion of fair market value greater than $3,000,000.

Example: If the fair market value of a property is $3,000,000, then PTT payable will be $68,000 ($2,000 on the first $200,000; $36,000 on the next $1,800,000; and then $30,000 on the remaining $1,000,000)
 
Exemptions are First Time Home Buyers’ Program, Newly Built Home Exemption Program, Family Exemptions, and other exemptions.

A down payment is the amount of money you put towards the purchase of a property which will be deducted from the purchase price. Your mortgage covers the rest of the purchase price.

The minimum amount you need for your down payment depends on the purchase price of the property.
If the Purchase price is $500k or less, you need the minimum down payment of 5%.
If the purchase price is between $500k to $999,999, you need the minimum down payment of 5% on the first $500k of the purchase price and 10% for the portion above $500k.
If the purchase price is $1m or more, you need the minimum down payment of 20%.

It should be highlighted that if your down payment is less than 20% of the purchase price, you MUST purchase mortgage loan insurance.
Also, keep in mind that the minimum down payment is subject to the lender’s approval, and they may require more if you have a poor credit history or are self-employed.

پیش پرداخت مقدار پولی است که برای خرید خانه باید کنار بگذارید. این مبلغ بعدا از قیمت خرید خانه کم میشود و Mortgage شما باقی مانده قیمت خانه را پوشش می دهد.

حداقل مبلغی که برای پیش پرداخت نیاز دارید به قیمت خرید ملک مورد نظر شما بستگی دارد.
اگر قیمت خرید خانه ۵۰۰،۰۰۰$ یا کمتر باشد، به حداقل پیش پرداخت ۵٪ نیاز دارید.
اگر قیمت خرید خانه بین ۵۰۰،۰۰۰$ تا ۹۹۹،۹۹۹$ باشد، به حداقل ۵٪ پیش پرداخت برای ۵۰۰،۰۰۰$ اولیه از قیمت ملک و ۱۰٪ برای باقی مانده نیاز دارید.
اگر قیمت خانه ۱،۰۰۰،۰۰۰$ یا بیشتر باشد، به حداقل ۲۰٪ پیش پرداخت نیاز دارید.

لازم به ذکر است که اگر پیش پرداخت شما کمتر از ۲۰٪ قیمت خانه مورد نظر باشد، باید Mortgage Insurance خریداری کنید.

همچنین به خاطر داشته باشید که مقدار حداقل پیش پرداخت، بستگی به تایید وام دهنده دارد و اگر credit history ضعیفی داشته باشید و یا self-employed باشید، ممکن است به مقدار بیشتری پیش پرداخت نیاز داشته باشید.
