Are thinking about staying in the family home after your split?

When you make the decision to separate, it is completely normal to want to keep the house.

You want stability for the kids, and you want to feel like your whole world isn’t flipping upside down at once. But wanting to keep the house and actually being able to qualify for that mortgage on your own?

Those are two entirely different things. Stretching your finances to the absolute limit just to hold onto a property will only end up hurting your future.

I recently sat down with my colleague Luisa Hough from Xeva Mortgage to break down what your lawyer might not be telling you about keeping the house:

➡️ Your lawyer isn't a mortgage expert: Family lawyers are amazing at the law, but they aren't mortgage underwriters. A separation agreement can be 100% legal but completely impossible to execute financially if the bank won't approve your buyout.

➡️ Traditional banks love strict boxes: Banks are highly transactional. They routinely say "no" to divorcing clients because they won't count child support if your kids are teens, or they struggle with self-employed buyers.

➡️ Alternative lenders can be a lifesaver: "B-lenders" get a bad rap, but their flexible rules are a massive asset. Paying a slightly higher interest rate can actually let you keep money in your business, saving you thousands on your personal income taxes.

You do not need to have the next five years figured out this afternoon.
