The most expensive property surprises are not always inside the house. Sometimes they are hidden on title.
Many buyers in North Vancouver and West Vancouver focus on the home itself but spend very little time evaluating easements, rights of way, and covenants.
That can become important years later.
If you are planning to build an addition, construct a custom home, improve outdoor living space, or redevelop a property, these title registrations may affect what is possible.
One of the biggest mistakes buyers make is asking:
“Does the property have an easement?”
A better question is:
“How does it affect my future plans?”
A utility easement along a property line may have very little practical impact. A covenant affecting the area where you hope to build in the future may be far more significant.
This is why experienced buyers often evaluate the land before they evaluate the house. The home can change over time. The characteristics and limitations of the land are much harder to change.
