“After peaking in June, inventory levels have edged lower, and prices have eased across all market segments as slower-than-usual sales activity meets the highest inventory levels seen in many years,” said Andrew Lis, GVR chief economist and vice-president,data analytics. “With no further reductions to the Bank of Canada’s policy rate expected in 2025, market conditions appear as favourable for buyers as they’ve been all year.”

The Bank of Canada has lowered its key interest rate for the second straight time, bringing it down to 2.25%. According to the Bank, this move acknowledges ongoing economic headwinds — including trade tensions, weaker business investment, and slowing growth — while inflation remains near target.

Easing prices, near-record inventory levels, and increasingly favourable borrowing costs are offering home buyers more opportunity this fall.

🔹 The MLS® HPI benchmark price for all residential properties in Metro Vancouver is down 3.2% from September 2024.
🔹 There are 17,079 properties listed for sale — up 14.4% year-over-year and 36.1% above the 10-year seasonal average.
🔹 The Bank of Canada has made three rate cuts in 2025 so far, with markets expecting at least one more.

Together, these trends are creating more opportunity for home buyers this fall.
