Vancouver topping the “most unaffordable” charts isn’t just about high prices — it’s the result of structural issues that have been building for years. 🏙️
From a builder’s perspective, the cost of land, permitting, and construction has climbed faster than most incomes ever could. And from the agent side, the gap between what locals earn and what homes cost keeps widening. None of this corrects itself overnight. ⚠️
But here’s the part most people don’t talk about:
You can’t change the market, but you can change how you navigate it. 🎯
A few strategies I’m seeing work right now:
• Shift the target, not the dream. Townhomes, well-designed infill, or new-build condos often offer better long-term value than chasing detached homes that are permanently out of reach for most buyers. 🏘️
• Look for upside, not perfection. Properties with zoning potential, underbuilt lots, or opportunities to reconfigure the existing structure are where long-term value is created. 📈
• Be brutally honest with the numbers. Run conservative scenarios on payments, interest rate changes, and holding costs. If it doesn’t work at 6–7% rates, it’s too tight. 🔍
• Time the micro-moments, not the headlines. Inventory spikes, stalled projects, and rate dips create narrow windows of opportunity that can seriously impact buying power. ⏳
Vancouver isn’t going to become “affordable.”
But with the right strategy, it can still be possible — and for the right buyer, a strong long-term move. 🧭
