This one was a journey! You can never know what to expect with each sale these days, and it takes a high level of collaboration from each side to have a successful result.

My clients wrote on a different unit in the building first, and were unfortunately out bid. We quickly pivoted to the other available suite, to secure it before the sale price was released, since we knew approximately were it went.

We went back and forth with the sellers for 3 days to negotiate price, including some in-unit repairs. And after all that my clients were unsatisfied with the repairs the seller completed, so we worked hard to negotiate a further price reduction. I know this one was a tough ride for my buyers, and it wasn't all smooth sailings, especially for a first purchase. But we ended up with an excellent result and happy clients who ended up paying $23k less than the other suite.

Why NOW is the BEST time to buy real estate in Vancouver 🏡👇 
✨ Lower competition  Many upsizes are held in the market waiting for their homes to sell before moving. Or they’ve found the home they want to be and are more motivated to sell their previous one. Many buyers are on the sidelines holding on for further rate drops or more positive media speculation. Savvy buyers are taking action before the market picks up again.  💸 Price corrections in many areas.  The MLS Benchmark price is down 10% from the peak in spring 2022. The inflated buying frenzy has been calmed. The market in the lower mainland has been largely favouring buyers for the better part of the last year. Statistically sitting in 1 of 4 official “buyers market” cycles in the last 16 years.  📉 Interest rates expected to continue to drop Interest rates have come down 75 basis points within the last year and are projected to continue dropping.  🏠 More inventory = more choice  Inventory is up 9% year over year leaving Buyers a bit spoiled for choice, but also in a stronger place for negotiation.
