Today, the Bank of Canada announced a prime lending rate increase of .75%. This resulted in the rate going from 2.5% to 3.25%.

What does this mean for you? Well if you have a fixed rate mortgage, you are all good. Nothing to worry about.

If you are on an adjustable rate mortgage, you could be in one of two camps. If you have noticed your monthly payments increasing over the past few months as interest rates increased, that means you have an adjustable payment. You will see an increase in your payment but you are still paying down your mortgage amount every month.

For those of you who have a static payment, you should reach out to your lender and discuss increasing your monthly payment. Here is the reason why. When you have an adjustable rate mortgage that has fixed payments, what happens when the rate increases is that it takes longer for you to pay off your mortgage. As the prime lending rate increases, instead of your payment increasing, the bank adjusts your payment to go more towards interest. At some point you hit what is called a "trigger point" at which time the bank looks at your mortgage and determines you are not putting enough money towards the principal loan amount and either asks you to increase your monthly payments, or worst case scenario, asks for a lump sum payment to put towards your principal mortgage amount.

The long and short is, if you have a variable rate mortgage, its time to contact your lender and make sure you are not in for a rude surprise.

Bank of Canada announced today that they will be increasing the overnight lending rate from .25% to.50%.

What does this mean for the average homeowner?

For anyone with a fixed rate mortgage, it doesn't affect anything but for people who are on a variable rate, your monthly payments will increase $12/month for every $100,000 of mortgage you have.

For a $700,000 mortgage, this results in an increase of approximately $84 per month.

But could this be a short lived opportunity for prepared buyers? Possibly if some sit on the sidelines and try to figure out what this rate increase means in the long run.
