It was a full house packed with amazing community vibes followed by a Q&A session where our guests dove into the cultural themes that are close to heart for Albanians living abroad. 📈 With record setting population growth planned for over the next ten years, demand for housing will continue.

📌 The new construction market has slowed due to the higher borrowing environment. However, this is posing an issue for our future housing supply, developers are not building new product if the new product is not being sold. With continued limited supply, prices will either remain constant or appreciate as we will not have the necessary number of homes for our growing population.

👍 The Residential real estate market has continued to pick up with prices in the GTA up almost 14% since January of this year.

📈 The Toronto Regional Real Estate Board reported 7,481 sales through June 2023, up 16.5 per cent compared to June 2022 with the number of listings down by three per cent over the same period. The year-over-year increase in sales coupled with the decrease in new listings means market conditions were tighter this June relative to the same period last year. The average selling price was up by 3.2 per cent to $1,182,120.

The Bank of Canada has raised the interest rate again by another 25 basis today and the target for the overnight rate currently at 5%,

With the aim of managing the consumer demand, BOC anticipates that the new rate bump will further slowdown our economic growth and consumer spending which is exactly what needs to happen to bring down inflation.
