Attention All Owners,
Management would like to remind all owners of their responsibility to keep the Management Office informed of any changes relating to the ownership, leasing, or occupancy of their unit.
It is important that the Corporation’s records remain accurate and up to date at all times. Owners are therefore required to notify Management of any changes, including:
Sale of a Unit: If your unit is currently listed for sale, has been sold, or you have a scheduled closing date, please notify the Management Office and provide the relevant closing information.
Change of Ownership: Any ownership changes must be reported to Management so that the Corporation’s records and owner accounts can be updated accordingly.
New Leases or Lease Renewals: If you are renting your unit to a new tenant or renewing/changing an existing lease, Management must be notified and provided with the required tenancy information.
Tenant Move-In or Move-Out: Management must be notified whenever a tenant will be moving into or vacating a unit.
Lease Termination: If a tenancy ends and is not being renewed, Management must be advised.
Changes in Occupancy: Owners must advise Management of changes to the individuals occupying their unit, whether the unit is owner-occupied or tenanted.
Under the Condominium Act, 1998, owners who lease their units are required to provide the Corporation with the applicable lease information, and owners are also responsible for keeping the Corporation informed of changes affecting its ownership and occupancy records. These obligations are also supported by the Corporation’s governing documents.
Please do not assume that Management will automatically receive information regarding a sale, closing, new owner, or change in tenancy from your lawyer, realtor, tenant, or another third party. It remains the owner’s responsibility to ensure that Management is properly notified.
Keeping this information current allows Management to maintain accurate Corporation records, communicate with the correct owners and residents, administer common expense accounts properly, and ensure that building and emergency contact information is up to date.
If you are currently in the process of selling your unit, completing an ownership change, beginning or ending a tenancy, or changing the occupants of your unit, please contact the Management Office and provide the updated information as soon as possible.
