Driven by a commitment to equitable design, Mahzad pursued the Rick Hansen Foundation Accessibility Certification (RHFAC) and became a certified Accessibility Professional. This specialized training provides expertise in identifying and addressing accessibility challenges, ensuring that spaces support independence, dignity, and meaningful participation for all users, whether residents, visitors, employees, or community members.

In recognition of National Accessibility Week, we celebrate professionals across the AEC industry, like Mahzad, who are advancing accessibility beyond compliance and integrating it as a fundamental design principle.

How did we uphold our client's vision while meeting the intent of urban design guidelines on a suburban infill master plan?

Originally built in the early 1970s, the Finch & Sentinel site followed a Tower-in-the-Park model where a 4-tower rental community spread amongst thousands of trees.

KIRKOR's initial intensification proposal sought to preserve as much green space as possible by adding the four new buildings over the existing parking areas.

In contrast, City of Toronto urban planners referred to intensification precedents from the downtown core, and expected a new public street through the middle of the site.

Although intended to create a tighter, more urban setting, the addition of the new street would remove much of the natural forest heritage.

Recognizing that the City did not have the appropriate framework for analyzing the context of suburban sites, we sought to defend our proposal through an Ontario Land Tribunal (OLT) hearing.

KIRKOR, alongside client, Ranee Management, the City of Toronto, and the TRCA came to an agreement that a central park would replace the expected road.

As a result, KIRKOR achieved our client's expected density by adding 1,740 units, and through applying urban design strategies that were sensitive to existing communities and the environment.

Parkline Apartments is a 10-storey mid-rise featuring 362-units, with 20% designated as affordable and attainable units. We are currently transitioning the project through its OPA and ZBA phases with Elite Developments.

As a purpose-built rental community, KIRKOR has partnered with City of Niagara Fall’s in their commitment to expanding access to high-quality and well-located rental housing in Downtown Niagara.

KIRKOR Partners, Ali Lal and Dickson So, joined the City, development, and construction stakeholders to celebrate groundbreaking at 4500 Park Street in December last year.

Prefabricated panelized systems answer the City’s call for faster housing. A specialized manufacturer builds off-site while the site is prepped, cutting the delays in traditional, sequential construction.

There’s satisfaction in seeing years of intricate design and rigorous planning come to fruition in a well-executed building. We are exceptionally proud of the integrity of our work, and when it is recognized by industry peers, it serves as a meaningful affirmation of the quality of service and collaborative partnerships that drive our project successes:

🔸The Westerly 2: The metal feature canopy required a custom fabrication approach. Maxan Interior Systems integrated KIRKOR’s architectural drawings with 3D scans to map outrigger locations, refine templates, and calibrate metal angles and lengths, which resolved discrepancies and ensured precise installation.

🔸 Aqualuna: The building’s sweeping curves and copper cladding required architectural foresight into how the materials would bend, transition, and perform over time. By applying our digital modelling workflows, mock‑ups, and custom sub‑framing strategies, we translated 3XN’s curved design into a fully resolved façade system that supports long‑term performance.

🔸Daniels on Parliament: Recognized for its innovative use of low‑carbon concrete, over 22,000 m³ of ECOPact was poured into this project, accounting for 72% of the project’s structural concrete. A collaborative team effort moved beyond conventional specifications, demonstrating what’s possible and setting an example in lower‑carbon construction.

Over the past decade, the City of Calgary has launched several initiatives to revitalize its downtown core after the collapse of Canadian oil prices in 2014.

Among six strategic programs, the Downtown Calgary Development Incentive Program (DCDIP), has assisted property owners in repurposing 2.68 million square feet of vacant offices into new homes, hotels, academic, and other mixed-use spaces to date. With the program extended to the Beltline in 2024, our office-to-residential conversion of TransAlta T1 became eligible for municipal resources, progressing our goal to transform this vacant office building into vibrant new homes.

In close collaboration with our client and property owner, Crestpoint Real Estate Investments Ltd., KIRKOR played a central role in assembling a comprehensive 400+ page application. We carefully compiled detailed property information, legal status, project statistics, financial plan, team credentials, timelines, and site considerations to clearly address municipal objectives and evaluation criteria. As the Prime Consultant, our early work to successfully achieve Development Permit approvals and advance the Building Permit laid the groundwork for a strong application, resulting in the maximum $10 million in funding.

Guiding our clients through complex (and often daunting) application processes is one of the many ways KIRKOR goes beyond the traditional scope of architectural services. With a wealth of knowledge of municipal processes, requirements, and applications, we’ve optimized our workflows to align with them, and take pride in extending this expertise to our clients. Because we know exactly what it take to move projects forward, the developers we work with receive fully coordinated plans and application packages that translate vision into submission-ready materials, positioned for municipal support and approval.
